Housing is usually the biggest variable. In 2026, Sun City West single-family homes are typically in the high $300,000s, with attached homes and condos starting under $200,000. North Peoria 85383 is a higher-end market: entry-level homes often start in the mid-$500,000s, and golf, view, or pool homes can run well above $1 million.

Arizona's overall tax burden is lower than many states. Property taxes are modest, there is no estate tax, and the climate means lower heating bills in winter.
