Where Luke families actually land — and why. A Navy veteran's take on commute, BAH, and the trade-offs between Litchfield Park, Surprise, and Peoria.

The best place to buy near Luke Air Force Base depends on your priorities, but most military families land on Surprise, Litchfield Park, or Peoria. Surprise is the most popular choice and tends to align well with BAH. Litchfield Park is the closest option, with a shorter commute and a higher price tag. Peoria offers a middle ground — solid schools and a bit more distance from the base.

Why I pay attention to this market

I served in the Navy before I got into real estate, and that background shapes how I work with military buyers and sellers. I know what a PCS timeline feels like, I know why a fast close matters more to some families than others, and I know that "close to base" means something different depending on whether you're working shift schedules or a standard duty day.

Luke AFB's footprint

Luke Air Force Base sits mostly within Glendale's city limits, about seven miles west of downtown Glendale and roughly 15 miles west of Phoenix. The base trains F-16 and F-35 pilots and supports a population — between active duty, family members, and retirees in the area — of well over 100,000 people. That's a meaningful chunk of the West Valley's housing demand.

The main options

  • Litchfield Park — closest to base, about a 5 to 10 minute commute, with tree-lined streets and a more established, upscale feel. Prices run higher here, and BAH at most enlisted grades won't fully cover it.
  • Surprise — the most popular choice among Luke families, with a 15 to 25 minute commute, strong schools, and home prices that track closer to BAH levels.
  • Peoria — a 15 to 25 minute commute with good schools in Peoria Unified and more access to central Phoenix amenities than Surprise or Goodyear.
  • Goodyear and Avondale — resort-style master-planned communities further south, generally a bit more drive time but often more home for the money.

A few things I tell every military buyer

Visit the base housing office before you sign anything, even if you're buying off-base — it's standard practice and it can save you a step later. Build in a realistic commute test at the time of day you'll actually be driving it, not a Sunday afternoon. And if PCS orders are still pending, talk to me early. A flexible closing timeline is one of the most useful things I can negotiate for you, but it has to be built into the offer from the start.

Bottom line

There's no single right answer for every Luke family. If commute time matters most, Litchfield Park wins. If budget and schools matter most, Surprise or Peoria usually win.
