Overview
Sun City West is an age-restricted (55+) active-adult community in the Northwest Valley, about 23 miles northwest of downtown Phoenix. Built by the Del Webb Corporation between 1978 and 1997 on roughly 11,000 acres, it has approximately 17,000 homes and 27,000+ residents. It's unincorporated (Maricopa County) — meaning no city property tax and no city government.
Lifestyle & amenities
Recreation is operated by the Recreation Centers of Sun City West (RCSCW) — multiple rec centers, nine golf courses (two private), pools, fitness centers, pickleball, tennis, and 100+ clubs and activities. Banner Del E. Webb Medical Center sits on the community's edge.
Homes & architecture
Inventory is almost entirely resale. (The K. Hovnanian Four Seasons phase is in closeout.) Sun City West has one of the deepest attached-housing inventories of any Arizona 55+ community — single-family detached make up about 81%, with the balance in patio homes, Gemini twin homes, duplexes, and condos. Single-level living dominates.

Cost of living — HOA, rec fees, and taxes
No city property tax (unincorporated). Recreation is funded through the RCSCW rec card and per-amenity fees rather than a traditional HOA. The community is outside the school district structure of incorporated cities. Confirm current rec fees and any sub-association dues with me before you write — they vary by neighborhood.
Who Sun City West is for
Retirees and active adults wanting amenities, affordability, and an established community. Full-timers and snowbirds both thrive here.

Frequently asked questions
›Is Sun City West a good value in 2026?
For active-adult buyers, yes — 2026 has been a buyer-favorable market. Single-family median prices sit in the high $300,000s with days-on-market around 60–70, giving buyers time to negotiate and choose carefully. Confirm today's numbers with me before writing or accepting an offer.
›Do you pay city property tax in Sun City West?
No. Sun City West is unincorporated Maricopa County, so there is no city government and no city property tax. Residents do pay county and statewide taxes plus the RCSCW rec card / fees that fund the recreation centers and amenities.
›What's the difference between Sun City and Sun City West?
Sun City (the original) opened in 1960; Sun City West was built later, between 1978 and 1997, on roughly 11,000 acres with about 17,000 homes. Sun City West is generally newer construction, with its own recreation district (RCSCW), nine golf courses (two private), and its own amenity ecosystem — independent of Sun City.
›Are homes mostly resale or new construction?
Almost entirely resale. The K. Hovnanian Four Seasons phase is in closeout; otherwise plan on resale inventory, with single-family detached homes making up roughly 81% and the balance in patio homes, Gemini twin homes, duplexes, and condos.
