Sun City West vs. Trilogy at Vistancia: Which Arizona 55+ Community Is Right for You?

Both are strong 55+ options in the West Valley — but they're built for very different buyers. Here's how I walk clients through the choice.

Sun City West and Trilogy at Vistancia are both strong 55+ options in the West Valley, but they're built for different buyers. Sun City West is an open, unincorporated Del Webb community with low annual fees and no gates. Trilogy at Vistancia is a newer, guard-gated resort community with higher dues and more resort-style amenities. The right one for you comes down to budget, privacy, and how you want to spend your time.

What Sun City West looks like day to day

Sun City West doesn't have a master HOA for most single-family homes. Instead, every owner pays an annual membership to the Recreation Centers of Sun City West, known locally as the RCSCW.

  • Dues run $598 per person on the deed — about $1,196 a year for a couple
  • A one-time Asset Preservation Fee near $5,400 is due at closing
  • The community is unincorporated Maricopa County, so there's no city property tax or sales tax stacked on top
  • Four recreation centers and seven golf courses, with golf billed separately
  • At least one resident per household must be 55 or older

What Trilogy at Vistancia looks like day to day

Trilogy sits inside the larger Vistancia master plan in Peoria, and it shows. Shea Homes built it as a guard-gated resort community, and the fee structure reflects that.

  • Quarterly assessment runs around $1,019, close to $340 a month
  • A Vistancia master association fee applies on top of that
  • A one-time Reserve Fund Fee near $6,000 is due at closing
  • Two clubhouses (Kiva and Mita), resort pools, a fitness center, and a public 18-hole golf course
  • Same one-resident-55-plus rule as Sun City West, just behind a guard gate

How I walk buyers through the decision

This isn't really a question of which community is better. It's a question of which one fits the way you actually want to live. I've shown both to retirees who loved the open feel of Sun City West and just as many who wanted the gate, the newer construction, and the resort polish at Trilogy. Neither answer is wrong — it just depends on what you're optimizing for.

If predictable, low recurring costs matter most to you, Sun City West usually wins. If you want a newer build with guard-gated privacy and don't mind a higher monthly number, Trilogy tends to be the better fit.

Bottom line

Sun City West and Trilogy at Vistancia aren't competing for the same buyer. SCW is the value play: open streets, lower recurring costs, and decades of established infrastructure. Trilogy is the resort play: gated, newer, and priced accordingly. Walk both before you decide, and bring your real monthly budget number with you, not just the price on the listing.
