Sun City West vs. Sun City Grand vs. Trilogy at Vistancia: The West Valley's Top 55+ Communities Compared
Three of the best-known active-adult communities in the West Valley sit on a clear spectrum. Here's where each one lands — and who each one is really for.

If you're cross-shopping the West Valley's best-known 55+ communities, you're probably looking at Sun City West, Sun City Grand, and Trilogy at Vistancia. They sit on a clear spectrum: Sun City West is the lowest-cost, most established option. Sun City Grand sits in the middle with a bit more flexibility on age. Trilogy at Vistancia is the newest and most expensive, with a gated, resort-style setting.
Sun City West — the value anchor
No master HOA for most homes, just an annual RCSCW membership. Dues run $598 per person on the deed, with a one-time Asset Preservation Fee near $5,400 at closing. The community is unincorporated, so there's no city tax layered on top, and it's been fully built out for decades.
Sun City Grand — more flexibility, city taxes included
Sun City Grand, in Surprise, is technically a 45+ community — up to 15% of homes can be occupied by residents age 45 to 54, which gives slightly younger buyers, with an older spouse or partner, a bit more room. The annual assessment currently runs $1,921 and includes two resident activity cards. Because Sun City Grand sits inside the City of Surprise, residents also pay city property tax and fall within the Dysart school district, which isn't something Sun City West residents deal with.
Trilogy at Vistancia — gated and resort-style
Trilogy carries the highest recurring cost of the three. The quarterly assessment is around $1,019, about $340 a month, plus a Vistancia master association fee, plus a one-time Reserve Fund Fee near $6,000 at closing. In exchange, you get guard-gated entrances, two clubhouses, resort pools, and a public golf course built into the HOA dues rather than a separate country club fee.

Bottom line
There's no universal "best" among these three — only a best fit for your budget and lifestyle. If low, predictable costs matter most, start at Sun City West. If you want a little age flexibility for a younger spouse, look at Sun City Grand. If a gated, resort-style setting is worth paying more for, Trilogy at Vistancia delivers it. I'd rather walk you through actual numbers on real listings than have you guess from a chart.
