It's one of the few Northwest Valley-adjacent neighborhoods where elevation actually matters: streets step up the hills, and a meaningful share of lots pick up mountain, preserve, or city-light views.

Buyers usually land here after comparing it to North Peoria's 85383 communities. Stetson Valley wins on topography and commute time into central Phoenix; 85383 usually wins on newer construction and master-plan amenities.

Lifestyle & location

The Deem Hills Recreation Area sits at the community's doorstep with several miles of hiking and mountain-biking trails. Shopping and dining along Happy Valley Road and the Norterra/Happy Valley Towne Center corridor are minutes away, and I-17 puts downtown Phoenix and Sky Harbor within an easy drive. Loop 303 opens the whole Northwest Valley to the west.

Expect single-family homes from national builders in desert-contemporary and Tuscan styles — single story and two story, with a broad range of square footage across the community's villages.
