North Peoria's 85383 zip code is worth the higher price if you value newer construction, mountain views, and top-rated schools more than you value a lower monthly cost. Vistancia, Westwing Mountain, and Blackstone each deliver a different version of that trade — master-planned amenities, established mountain-view neighborhoods, or luxury gated living — and the right answer depends on which of those you're actually paying for.
Vistancia — the master-planned anchor
Vistancia is the community that put 85383 on the map. It's a true master-planned development with miles of trails, multiple parks, and a recreation center with a six-lane pool. The median home sale price over the past year has run around $631,000. Residents pay both HOA dues and the Vistancia CFD tax, which funds the district's infrastructure.
Westwing Mountain — established mountain views
Westwing Mountain is a separate, well-established neighborhood nestled between West Wing and Sunrise Mountain, built mostly in the early 2000s. Almost every lot has some kind of mountain view, and the area is known for its hiking trails and access to West Wing Elementary, a highly rated K-8 school within walking distance for many homes. Current median list prices in Westwing Mountain run in the high $700,000s to low $800,000s, depending on the month and available inventory.
Blackstone — luxury and privacy
Blackstone sits inside the larger Vistancia master plan as its own guard-gated, luxury enclave, built across the broader development's roughly 7,100 acres. Homes here come from builders like Toll Brothers, with custom-level finishes and a private country club golf course. This is the highest price tier of the three, and it's built for buyers who specifically want gated luxury rather than a general master-planned community.
What you're actually paying for
- Newer construction and modern floor plans across all three
- A-rated schools, including West Wing Elementary
- Mountain and desert views that older, flatter West Valley communities don't offer
- Proximity to Loop 303, Lake Pleasant, and the growing employment corridor along that freeway
