Moving to Arizona for Retirement: Sun City West vs. North Peoria for Out-of-State Buyers
Most out-of-state retirees are weighing two very different cost structures without realizing it. Here's how to compare them apples-to-apples before you fly out.

For most out-of-state retirees, Sun City West is the simpler, lower-cost move, while North Peoria communities like Vistancia suit buyers who want newer construction and don't mind a higher monthly cost. Both put you in the same general part of the Valley, with similar weather and similar access to Phoenix, so the decision usually comes down to budget, home age, and how much you want a gate and resort-style amenities.
What out-of-state buyers usually don't know going in
If you're relocating from out of state, you're not just comparing two neighborhoods — you're comparing two cost structures you've probably never dealt with before. Sun City West runs on a recreation-center membership model instead of a traditional HOA, with no city property tax because the community is unincorporated. North Peoria communities run on a more familiar HOA model, plus a Community Facilities District tax that funds the area's infrastructure. Neither is wrong, but they show up very differently on a monthly budget.
Sun City West for out-of-state buyers
- Lower, more predictable recurring costs — no city tax, modest recreation dues
- A fully built-out community, so there's no ongoing construction noise or new-phase uncertainty
- Established resale market with decades of comparable sales data, which helps with remote due diligence
- Older home stock overall, so budget for inspections and likely updates on systems like roofing and HVAC
North Peoria for out-of-state buyers
- Newer construction with more modern floor plans and finishes
- Higher recurring costs once you add HOA dues and CFD tax to property tax
- More variety in community style — open master-planned neighborhoods, gated enclaves like Blackstone, and 55+ sections like Trilogy
- A different commute and shopping profile, closer to the Loop 303 corridor
How I help out-of-state buyers specifically
Most of my out-of-state clients can't fly out for every showing, so I lean on video walkthroughs, detailed comparable sales, and straight answers about what a community actually costs to live in, not just the sticker price of the home. I'll tell you when a home needs work and when an HOA fee is doing more than it looks like on paper. That matters more when you can't just drive by and check it yourself.

If you want the lowest-friction, lowest-cost retirement move, Sun City West is hard to beat. If you want newer construction and don't mind paying more for it, North Peoria delivers that. Either way, get real numbers — recreation fees, HOA dues, CFD tax, property tax — before you commit, especially if you're making this decision from a few states away.
